Where it stands

Around August 4, 2026, Hylo Park South was reported complete and roughly 95 percent leased, with Starbucks and Chipotle open and the balance of tenants due by early 2027 (Las Vegas Review-Journal; KTNV).

The retail phase is 90,750 sf on a 73-acre site, delivered by Agora Realty with SCA Design as architect and Moorefield Construction as general contractor; Lennar bought the residential land (Connect CRE). The 200,000 sf Hylo Park North multi-sport complex had been slated to break ground in May 2026 and no groundbreaking has been confirmed (Hoodline). The LVCVA bulletin lists $380M for the tracked project (LVCVA).

What is not known

No groundbreaking date has been announced for the 200,000 sf Hylo Park North sports complex after the May 2026 target passed (Hoodline). The cost of the completed South phase alone is not disclosed, so the $380M tracked figure cannot be split between phases.

No approval actions or case numbers for the site appear in the sources we have.

Why it matters

This is the largest reuse of a demolished neighbourhood casino site in North Las Vegas, and because Lennar owns the residential land the district is being delivered by two separate owners with separate schedules. The retail half is leased and open while the sports half has no start date, which is the difference a resident on Rancho Drive actually sees.
