Rezonings, use permits and variances are all decided in public meetings that are noticed in advance, on agendas that almost nobody outside the industry reads. Everything below is pulled from the official agenda documents and linked back to them. We do not predict outcomes and we do not editorialize in the listings — the staff recommendation is reported as written, and the commission is free to disagree with it.

How to actually be heard

Public comment is not a formality. Commissions routinely add conditions, continue items or send them back after hearing from neighbours, and an item with no opposition on the record is far more likely to pass as submitted. Four things worth knowing:

Find your item early

Agendas are posted days ahead, not hours. Once an item is heard, the window has closed — the next stop is an appeal, which is slower and harder.

Read the staff report, not just the agenda line

The recommendation and its conditions are where the substance is. The agenda tells you what is asked; the report tells you what staff thinks of it and why.

Written comment counts

If you cannot attend, most bodies accept written comment before the meeting and enter it into the record. Reference the case number.

Be specific about impact

Traffic, drainage, height, hours, access. Concrete, local and factual lands better than general objection.

Procedures differ by jurisdiction and change. Confirm the current comment rules on the official agenda for your meeting — every section above links to it.

What these requests actually mean

Plan amendment
Changes the long-range land-use plan itself, not just one parcel.
Zone change
Changes what a parcel is legally allowed to be used for.
Use permit
Allows a specific use that the zoning does not permit outright.
Tentative map
The first subdivision approval, dividing land into lots.
Design review
Reviews the look, layout, signage or lighting of a project.
Waiver
Asks to set aside a specific code requirement.
Vacation
Gives up a public right-of-way or easement, often to allow a larger building site.
Extension of time
Asks for more time on an approval that is about to lapse.
Annual review
A periodic check on an existing approval.

How we build this page

Clark County meeting records come from the county's own legislative calendar system, which publishes each meeting along with a direct link to the official agenda document. Items are read from that document. City of Las Vegas items come from the city's published agenda page. Henderson and North Las Vegas do not publish a machine-readable feed, so we report the next scheduled meeting from each city's published cadence and link you to the agenda source.

A note on staff recommendations. Clark County agendas list the request but not the planner's recommendation, which is published separately in the staff report for each case. Where an agenda does state a recommendation we show it on the item; where it does not, we leave it off rather than guess. The staff report is the document to read before a hearing, and it is reachable from the case number on the county's meeting page.

Three rules we hold to. We publish only items that carry a case number, so procedural business does not pad the count. We never present a meeting that has already happened as upcoming. And when a source cannot be read, we say so on the page instead of quietly showing an empty list — an empty agenda and a failed collection are very different things, and you deserve to know which one you are looking at.

Everything here is a summary of a public document, and the document governs. Case numbers and links are provided so you can check us. If we have a detail wrong, tell us and we will correct it and note the correction.
