Foundation work began the week of April 1, 2026 and the project was described as on schedule, following a ceremonial groundbreaking on April 25, with Trident Construction as general contractor (News3LV).

The developer is The ZLife Company, with principals Weina Zhang and Anna Olin, and the programme is six buildings around the operating English Hotel at 989 S. 1st Street at a reported cost of about $300M (Las Vegas Review-Journal). The developer's own site still lists a vertical start of August 1, 2025 and completion in Q3 2026, which the construction record contradicts (investinmidtown.com).

Approvals and public record

Plan revisions were heard by the Las Vegas Planning Commission, reported September 9, 2025 (NVBEX). The case numbers are not listed in the sources we have.

What is not known

The developer's published schedule (a Q3 2026 completion) has not been formally revised, so there is no stated current delivery date for Phase 1 (investinmidtown.com). The unit count is not confirmed in the sources we have, no architect is named, and the case numbers for the September 2025 Planning Commission review are not listed.

The ceremonial groundbreaking is reported as April 25 without a year, while foundation work is dated to the week of April 1, 2026; we print both as published and do not reconcile the sequence.

Why it matters

This is the largest private build in the Arts District, and it is going up around an operating hotel rather than on a cleared site, which constrains staging, crane placement and street closures on 1st Street. A developer schedule that is a year stale is also the practical reason nearby owners cannot plan against a delivery date.
