Bally's Las Vegas Redevelopment

Bally's Corporation is pursuing entitlements for a phased redevelopment of its South Strip holdings next to the Athletics ballpark. Phase One zoning covering 26 acres was granted August 19, 2026, and the project is scheduled to return to the Clark County Zoning Commission on September 16, 2026 for hotel-casino use permits.

Where it stands

On August 19, 2026 zoning approval was granted for Phase One, covering 26 acres, and the project is scheduled to return to the Zoning Commission on September 16, 2026 for hotel-casino use permits, with FAA sign-off still required (NVBEX).

Bally's revised the plan from two phases to three (Yogonet; CDC Gaming). Gaming & Leisure Properties Inc. is the landowner and Marnell Architecture the architect (NVBEX).

Separately, a Bally's SEC filing dated August 14, 2026 disclosed substantial doubt about the company's ability to continue as a going concern, and a reported Boyd Gaming interest in the Tropicana site was denied by Bally's (FishDuck). The LVCVA bulletin lists 3,000 rooms, $1,190M and a December 2030 completion (LVCVA).

What is not known

No financing has been disclosed for Phase One construction, and it is not public how the going-concern disclosure bears on the December 2030 completion date the LVCVA bulletin lists. No general contractor is named.

Why it matters

This is the largest entitlement package moving next to the new ballpark, so its phasing sets the sequence for street, utility and parking work on that block. A going-concern disclosure filed five days before the zoning approval is the kind of fact that changes how subcontractors and suppliers price risk on a project that has entitlements but no disclosed construction financing.
